PBA Rental Guidelines and Regulations
Popponesset is a popular summer destination and the rental market here is growing. Nevertheless, this is a family community and we all treasure the peaceful enjoyment of our properties. The PBA does not have oversight of rentals and we cannot, and do not, prohibit rentals. If you operate your home as a short-term rental, the Town of Mashpee requires that you comply with their Rental Property Bylaw and the Board of Health Short Term Rental Regulations.
We ask that landlords help us to preserve the peace and safety of the community for everyone and abide by the following PBA Rental Guidelines. Be sure you are screening your renters, that you don't exceed BOH occupancy limits, and that your renters agree to abide by all PBA rules and regulations.

PBA Rental Guidelines
1. Ensure your Tenants Know the Popponesset Rules and Policies
Please ensure your renters know the PBA and Mashpee policies, rules and regulations such as parking, beach flags, noise ordinance, etc. It is suggested you outline the Poppy Rules and Regulations in their rental agreements: PBA Rules and Regulations. 2. Respect and Cooperate with Your Neighbors Tell your neighbors about your rental plans. Ask if they can help look out for your home. Tell them your car limits, the number of renters and guests you expect to see, etc, so that, if a renter abuses your home, you can know about it. Consider giving your neighbors a phone number where you can be reached if problems occur. If a neighbor complains, try to address the problem immediately and let them know you have done so. For neighbors experiencing issues with rented properties, notify the homeowner to let them know what’s going on. Sometimes when an issue is reported to the PBA, the homeowner is unaware of the problem. Please call the Mashpee Police Department if there are any issues that warrant police involvement. 3. Screen Your Renter-Guests The best way to avoid complaints from your neighbors is to carefully screen your guests. Be sure to outline in your rental agreement the number of guests allowed (the BOH limits occupancy for short term rentals), the number of cars, limits on parties and the like. Cars must not be parking on our narrow streets, nor should they overload the property. (See our Webinar on this page for hints on how to screen your tenants successfully.) 4. Monitor the Usage of Your Beach Flag Please be sure your renters understand that their Beach use should respect the rights of all other stakeholders. Screening Your Renters For a Better Fit Town of Mashpee rental regulationsThe Town of Mashpee has instituted a short-term rental registration and inspection program. If you own property that you operate as a short-term rental, you must comply with the Mashpee Rental Property Bylaw and Mashpee Board of Health Short-Term Rental Regulations. This includes limitations on number of occupants based on two per bedroom. If you have questions concerning these regulations please contact the Town of Mashpee.
