Short Term Rental Guidelines and Regulations
Popponesset is a popular summer destination and the short-term rental market here is growing. The Popponesset Beach Association does not have oversight of rentals and we can't, and don't, prohibit rentals. We hope that both landlords and renters will appreciate that this is a family community. Homes here are close together and we all wish to be responsive to our neighbors and treasure the peaceful enjoyment of our properties.
If you operate your home as a vacation rental property the Town of Mashpee requires that you comply with their Rental Property Bylaw and the Board of Health Short Term Rental Regulations including registration and inspection of your property and occupancy limits. We ask that landlords help us to preserve the peace and safety of the community for everyone and abide by Town of Mashpee regulations and the following PBA Rental Guidelines. Tenants are expected to abide by all PBA Rules and Regulations.

1. Ensure your Tenants Know the Popponesset Rules and Policies
Please ensure that your renters know the PBA rules and regulations for parking, beach access and beach flags, dogs restrictions, etc., also the Mashpee bylaws, noise ordinance and rental regulations. We suggest you outline the Popponesset Rules and Regulations in your rental agreements: PBA Rules and Regulations. 2. Respect and Cooperate with Your Neighbors
Tell your neighbors about your rental plans and ask if they can help look out for your home. If they are aware of your car limits, the number of renters and guests you expect, etc, they can help you monitor your property. Make sure they know how to reach you if problems occur. If a neighbor complains, try to address the problem immediately and let them know you have done so. Consider installing noise monitoring equipment to alert you to unruly guest behavior. For neighbors experiencing issues with rented properties, notify the homeowner respectfully to let them know what’s going on. Sometimes when an issue is reported to the PBA, the homeowner is unaware of the problem. Please call the Mashpee Police Department if there are any issues that warrant police involvement. 3. Screen Your Renter-Guests

The Mashpee Board of Health limits occupancy for short term rentals - be sure to outline in your rental agreement the number of guests allowed, the number of cars, limits on parties and the like. 4. Monitor the Use of Your Beach Flag
Please be sure your renters understand that their use of the Beach must respect the rights of all other stakeholders. The PBA Beach Flag entitles them to normal use of the beach only for those renters/guests approved by the landlord. See: |
